Manav Sardana has reportedly bought a Rs 271 crore super-luxury penthouse at DLF’s The Dahlias in Gurugram. The transaction is being reported as India’s costliest single-unit residential deal.

The purchase places Sardana among the latest high-profile buyers at DLF’s ultra-luxury project in DLF5, Sector 54. However, DLF has not made a public announcement confirming the deal.

Penthouse spans 17,200 sq ft

The penthouse has a super area of 17,200 sq ft and a carpet area of 10,500 sq ft. Based on the reported transaction value, the price works out to about Rs 1.58 lakh per sq ft on the super area. On a carpet-area basis, the rate is about Rs 2.58 lakh per sq ft.

The reported price highlights the sharp premium commanded by The Dahlias. The project has an entry price above Rs 100 crore, according to comments made by DLF Managing Director and Chief Business Officer Aakash Ohri during the company’s Q1 FY27 analyst call in August 2026.

Ohri said about 34 homes were sold in the previous quarter. He also said the project was about 65% sold, with price realisation above Rs 1 lakh per sq ft. Homes on higher floors were selling at around Rs 1.20 lakh to Rs 1.25 lakh per sq ft, according to the management commentary.

Manav Sardana’s business background

Manav Sardana was previously associated with Imperial Auto Industries, a company that makes fluid transmission products for automotive and off-highway sectors.

Imperial Auto Industries was established in 1969 in Faridabad by Jagjit Singh and S.B. Sardana. The company is described as India’s largest integrated manufacturer of fluid transmission products. Its portfolio includes flexible high-pressure assemblies, metal tubular assemblies and low-pressure hose assemblies.

The company also operates in-house electroplating and rubber-compound mixing facilities. Imperial Auto has more than 20 facilities in India and operations abroad, including Germany and the US.

In 2022, Stone Plant Investments, an affiliate of Warburg Pincus, acquired a majority stake in Imperial Auto. At the time, the company had revenue of about Rs 2,200 crore and a presence across more than 20 facilities in India, Germany and the US.

What makes The Dahlias a luxury landmark

The Dahlias is DLF’s super-luxury residential development in DLF5, Sector 54, Gurugram. The project is spread across about 17 acres and includes 420 residences in eight residential towers. It also has 15 duplex penthouses.

The project received registration with Haryana RERA in October 2024. DLF reported bookings of Rs 11,816 crore from The Dahlias in the December 2024 quarter, marking one of the strongest openings for a luxury housing project in the Indian real estate market.

According to DLF management, around 25% to 30% of the project’s business comes from outside the local market, including non-resident Indians. This wider buyer base has helped the development attract interest from wealthy buyers across India and overseas.

Other high-value deals at The Dahlias

The reported Sardana transaction follows several other expensive purchases at the project. Investor Madhusudan Murlidhar Kela bought an apartment for Rs 120.71 crore in April 2026. The apartment had a carpet area of about 6,233 sq ft.

Former India cricket opener Shikhar Dhawan also bought an apartment at the project in February 2025. Property documents reported by Hindustan Times put the price at Rs 65.61 crore, with the total transaction cost including stamp duty at Rs 68.89 crore.

In October 2025, four apartments at The Dahlias were reported to have been bought by a Delhi-NCR business family for close to Rs 380 crore. The difference in Sardana’s reported transaction is that the Rs 271 crore price relates to a single residential unit rather than a group of apartments.

The buyer’s identity and the details of the Rs 271 crore transaction have been reported by media outlets, while DLF has not made a public announcement confirming the deal. Even within a development where entry prices have moved above Rs 100 crore, the reported penthouse purchase stands out as India’s costliest single-unit residential transaction.
