The Delhi Development Authority (DDA) recently launched three housing schemes on January 6, aiming to provide affordable housing to residents. However, the response to these initiatives has been lukewarm, raising questions about their effectiveness and appeal. According to a report by the Indian Express, out of the 9,887 flats made available under these schemes, only 2,628 have been sold, representing a mere 26.5% of the total inventory. This situation highlights ongoing challenges faced by DDA in attracting buyers to its housing projects.

Historical Trends: DDA’s Housing Schemes Struggling

Despite multiple attempts over the years, DDA’s housing schemes have consistently underperformed. The primary reasons for this lack of enthusiasm include:

  • Small flat sizes, which do not meet the expectations of potential buyers.
  • Limited amenities associated with the flats.
  • Poor transportation infrastructure in the areas where these flats are located.

In the latest “Sabka Ghar” housing scheme, 9,079 flats were made available in Narela, Lok Nayak Puram, and Siraspur. Notably, the DDA has offered a 25% discount to specific groups, including women, war widows, and auto-rickshaw drivers. However, only 2,440 flats have been sold, with the majority being in the Economically Weaker Section (EWS) category, indicating a trend towards the demand for affordable housing options.

Increased Supply in Response to Demand

Initially, DDA planned to sell 7,579 flats under the housing scheme, but a circular issued on January 24 indicated a surge in demand for the more affordable EWS flats. As a result, DDA added an additional 500 EWS flats to the inventory. Following this, on February 10, 1,000 more flats were incorporated into the scheme. This adjustment underscores DDA’s responsiveness to market demand. A senior official noted that the approval of metro services has led to increased interest in flats located in Narela.
